Tenant Portal Guide

How to accept your portal invite, pay rent, set up autopay, submit maintenance requests, and message your landlord in Tenvale.

This guide covers what you can do in your Tenvale tenant portal: paying rent, setting up autopay, tracking maintenance requests, and reaching your landlord.

Getting access

Your landlord sends you an email invite to set up your portal account. Follow the link in that email to create your account. To accept the invite, you'll need to agree to the terms of service — that's the only required step. You'll also see a separate, optional checkbox for SMS text reminders; leaving it unchecked is fine and never affects your access to the portal or anything else you can do in it.

If you lose the invite email or it expires before you use it, ask your landlord to resend it rather than trying to sign up on your own — your portal account is tied to the specific invite your landlord sent for your unit.

Paying rent

You can pay rent from the portal by ACH bank transfer, or by card if your landlord has enabled that option. Either way, you pay only your rent amount — processing fees are covered by your landlord, not added to your payment.

Setting up autopay

Autopay charges your rent automatically on a day of the month you choose, from the 1st through the 28th, using ACH. You can pause it at any time and turn it back on later. If a payment fails, you'll be notified — and if failures repeat, autopay pauses automatically so a missed payment doesn't compound into several.

Your lease and payment history

Your portal shows your current lease and your full payment history, including receipts for past payments. If you need proof of payment for any period, it's available there without asking your landlord for it directly.

Submitting a maintenance request

To submit a request, provide a title, a description, and a priority — low, medium, high, or emergency. You can attach photos of the issue. A request may get flagged as higher priority than you selected if the details suggest it needs faster attention, but it's never downgraded below the priority you chose. You can track the status of any request you've submitted from the same page.

Messaging your landlord

The portal includes direct messaging to your landlord, so questions about your lease, a payment, or a maintenance request don't have to go through a separate channel.

Your security deposit

If your lease includes a security deposit, your portal shows the details your landlord has recorded for it, where applicable — this can include the escrow account and relevant dates, depending on where you live and what your landlord has entered.

Rent reminders

You'll get rent reminders by email before and after your due date. If you opted into SMS reminders when you accepted your invite, you'll also get a text.
