Common questions

Is there a per-unit fee?

No. $29.99/mo covers unlimited units. Buildium and AppFolio charge per-unit on top of a base subscription; we don't.

What happens after the 30-day free tier ends?

You keep viewing and managing everything you've already set up — your data stays accessible — but adding any new units requires upgrading to Pro. There is no automatic charge. Upgrading is a self-serve flow from Settings → Billing that takes you to Stripe Checkout where you enter your card and the $29.99/mo subscription begins.

Do I need a credit card to start the trial?

No. The trial is no-card-required by design — we want you to onboard with your real portfolio before you commit. You only enter card details if and when you choose to upgrade.

Can I cancel anytime?

Yes. Cancel from Settings → Billing, or email support@tenvale.com. Cancellation takes effect at the end of your current billing period; we do not refund partial months — see Terms of Service §3 for full subscription terms. Your data stays accessible until the end of the current period and is retained for 30 days after closure (then anonymized per our Privacy Policy).

What if I only manage 2 or 3 units?

Tenvale is designed for owner-operators with 1–100+ units, and smaller portfolios work fine on the same plan. If you'd rather pay per-unit at a lower scale, free tiers from Avail or TenantCloud may fit better than $29.99/mo.

Can I keep using my existing bank account?

Yes. Tenvale uses Stripe Connect payouts to your connected account — rent collected from tenants settles into your Stripe-connected bank account (not into a Tenvale holding account). You control the bank-of-record relationship.

Are the Stripe fees marked up?

No. Stripe's published rates apply to rent payouts with no Tenvale markup. ACH is 0.8% capped at $5; card is 2.9% + 30¢ — both set by Stripe and deducted from your payout (tenants pay only the rent).

Who pays the Stripe processing fee?

You do — it's deducted from your rent payout, not added to what the tenant pays. Tenvale uses Stripe’s destination-charge model: the tenant’s charge equals the rent amount exactly, and Stripe takes its fee from the transfer to your connected account before the rest settles to your bank. On a $2,000 rent payment via ACH you receive $1,995 ($2,000 minus the $5 ACH cap); via card you receive $1,941.70 ($2,000 minus $58.30). We chose this model so tenants are never surcharged at checkout. See Terms of Service §3 for the canonical language.

Does Tenvale provide legal advice on MA tenant law?

No. Tenvale has tools that help with MA-specific obligations (security-deposit interest calculation, condition statement tracking), but we are not a law firm and these tools are not legal advice. Consult an attorney for legal questions.

How long is the free trial?

30 days, with no credit card required. After 30 days you keep viewing and managing everything you've already set up, but adding any new units requires upgrading to Pro.

Are refunds available?

We do not refund partial months. If you cancel mid-month, your subscription remains active through the end of your current billing period.

Is there a unit limit on the paid plan?

No. Pro is unlimited units.

What MA-specific features does Tenvale include?

Massachusetts security-deposit interest calculation (the annual rate is configurable in Settings), condition-statement tracking, and tenant-portal compliance touches. These are tools, not legal advice.

What payment methods can tenants use?

ACH bank transfer (preferred — lowest fee) or credit/debit card. Both are processed via Stripe.

What support is available?

Where are my data and payments hosted?

Payments are processed by Stripe (US) and authentication by Clerk. Application data, email, SMS, and hosting are provided by US-based service providers; see the categorized subprocessor list in our Privacy Policy. A detailed list of named providers in each category is available on request.
