Massachusetts law context
For a tenancy at will, a rent increase works as a written notice terminating the existing tenancy combined with an offer of a new tenancy at the new rent — delivered at least one full rental period, and not less than 30 days, before a rent day.
Rent under a fixed-term lease generally cannot change mid-term unless the lease itself contains an escalation clause; the standard path is a renewal offer that takes effect when the current term ends.
